If you are buying a condominium, townhome, or other common interest community property, understanding the financial status of the Association and timing for major maintenance expenses you will be responsible for is a critical part of your due diligence.
When buying a condo, your pre-purchase document package, either a Resale Certificate or a Public Offering Statement, will contain information about the unit you are purchasing, the financial position of the Association, and a reserve study to tell you what major projects may be required while you live in the community.
When purchasing a non-condo property subject to an Association, your purchase and sale agreement will identify the information the seller is required to provide.
We help you understand what all the documents are, how they relate to each other, and insight about how this community compares to others.
Through the personalized, expert consultation delivered via Zoom, you get to ask questions, clarify your particular concerns or goals as an owner of the property, and focus on the data most important to you.

CIC provides timely, personalized reviews of Resale Certificates and a video conference to convey the findings and answer individual questions.
Our core service provides you with insight and context regarding the Association’s financial health, history of financial stability, and the potential future repair, replacement and maintenance costs. We also provide an in-depth discussion of ‘association living’ based on the documentation provided.
RESALE CERTIFICATE REVIEW
This service focuses on condominium resale certificates and primarily serves buyers and brokers. Services for sellers include discussion about term of ownership and is similar to a buyer review.
COST: $450 (additional charge may apply if property has multiple Associations/document packages)
PUBLIC OFFERING STATEMENT REVIEW
Public Offering Statements contain information about the new common interest community. The service focuses on understanding the governing documents, what risk may exist with the new construction, and how to preserve your resale value.

60 minute sessions can be booked for personal consultation, Board meetings, or special projects.
